<p>The building features a <strong>large roof deck with green wall</strong> on the 7th floor with ample space for very large groups and spectacular views of the Financial District, the East River, the Chrysler Building and the Empire State Building. There is also access to an 8th floor roof with additional common space for enjoying sunny days in LIC.</p>
<p>At ground level, the <strong>Garden features a gas barbeque as well as greenery and bicycle storage</strong>. This private space is separated from the outside world by a beautiful, white stone perimeter wall.</p>

<p>The lines and colors of Mondrian&#8217;s abstract paintings created a style so distinctive that anyone can identify them in an instant. The Dutch painter created several of his most famous works while living in New York. Hanging in New York&#8217;s Museum of Modern Art is one of his most significant: Broadway Boogie Woogie from 1943.</p>

<p>Serra is one of the most significant artists of the 20th century, whose trademark monumental sculptures make use of a distinctive steel material known for its bright oxidized patina. The material changes with time even as its form stays strong and unmoveable. </p>

<p>The steel cladding of East of East is made from &#8212; not aluminum or brick or other common elements &#8212; but from Serra&#8217;s choice material: Cor-Ten steel, the brand name for weathering steel used by the US Steel company.</p>

<p>East of East responds directly to P.S.1/MoMA&#8217;s sharp angles and red-colored facade. And it draws deeply from the many artists whose works have been displayed inside.</p>
<p><b style="background-color:#aaa">LIC&#8217;s industrial past</b></p>
<p>Long Island City was long the center of manufacturing &#8212; including iron and steel works producing manhole covers and other heavy materials &#8212; in the New York area. Any history of the neighborhood inevitably connects to the role of this area, and its architectural legacy.</p>

			<content:encoded><![CDATA[<p><strong>Steel.</strong> The architect chose a steel frame for the building. An unusual choice &#8212; most residential apartment buildings are made from concrete or masonry. Often because the materials are cheaper. While steel is more costly as a material, it provides some important advantages that make it the standard for skyscrapers and commercial projects. Steel is strong yet thin, and can give sharp angles and shapes that concrete does not provide easily.</p>
<p>For East of East, the steel frame provides more living space in the apartment interiors, more floor-to-floor height inside the lofts, better angles around the perimeter, and a connection to the industrial past of the neighborhood. Long Island City was long home to many iron works &#8212; including one which still operates called Empire City Iron Works.</p>

<p><strong>Detail.</strong> The architects and engineering team were on the site with the builders multiple times per week for nearly two years. From the first foundation surveys through the steel erection through the installation of every element: floors, windows, door handles, electrical outlets, ventilation ducts, wall frames.</p>
<p>The floors are 3/4 inch solid oak, stained deeply for a contemporary style. They are laid on top of a 3/4 inch plywood base, which is itself on an insulated base. And beneath that is a poured concrete slab on a steel deck. The quality of just this detail of the construction stands out when compared to nearly any other building available.</p>
<p>As another example, behind the white painted drywall near each window is a complicated assembly inside the wall. First there is a layer of insulation, and then exterior wall stone. This stone has an impermeable coating, and then the the ground-faced stone block wall or Cor-Ten steel exterior cladding. But near each window is an added detail &#8212; rectangular strips of steel affixed just above each window frame to anchor the curtain rods you may one day install. A tiny additional detail on every window frame to ensure that your screws are not resting only on drywall.</p>

<p>Located at 13-14 Jackson Avenue, East of East is set in the heart of Long Island City on Jackson Avenue, a few blocks from the waterfront to the west and a few blocks from the art, transportation, and commerce of Court Square.</p>

<p>Set in front of broad Jackson Avenue, and adjacent several large properties with low-to-ground uses, there are huge pieces of sky available from every side of the building. There are three balconies on each standard floor, and three separate roof terraces.</p>
